Ventilation represents a very high part of the building’s energy load. Increased envelope protection combined with the significant increase of the ambient temperature, turn ventilation into one of the major energy consuming uses requiring the development and use of innovative and efficient new technologies to minimise the ventilation energy load.

Residencial Basa de la Mora III is part of a block of flats located in Miralbueno, on the edge of the city of Zaragoza, in Spain. It consists of 65 dwellings with an average living area of 85 square metres and 2, 3 and 4 bedrooms per dwelling. The dwellings face two different directions, allowing for cross ventilation. The design is completed by the presence of large terraces for private use that guarantee sufficient solar protection for the façade openings.

In many locations in the world, the outdoor air quality is so bad that it is better to avoid supplying outdoor air to the buildings. In such cases, the alternative to use ventilation is to substitute supply of outdoor air with air cleaning. Even when outdoor air is of a good quality, the use of air cleaning substituting ventilation air could reduce the rate of outdoor air supplied indoors. Therefore, it is possible to save energy for pre-heating/cooling the ventilation air and for transporting the air (fan energy).

Both research and practice prove that users have an important impact on this performance.

Much progress has been made to improve the airtightness level of new buildings. Still, little is known about the durability of building airtightness, or the impact of degradation on airtightness. Regarding field measurement studies, the envelope airtightness seems to decrease during the first years after achievement and then stabilize.
